Just Ask

There are so many agents in the market, how am I to pick which one to sign exclusive with?
How am I to know which agent has the experience in marketing landed property around my area?
For instance if 10 agents approached me, isn't it unfair to sign exclusive with 1 and left out 9 of them?
How long does an exclusive lasted, and what are the charges involved?

Hi Mr Lim,

Exclusive listing comes with a price. Agent do have the obligation when we sign
the exclusive. Important for you to know what are the differences between this
and open listing.

End of the day it is your price we are protecting and how to achieve a win win
situation.

As for experience agent, I would test the agent by acting as a buyer and let
him/her show my property & answering my questions.

If you are using prescribed CEA form, an exclusive appointment lasts for three
months. On commission, you can negotiate with the appointed real estate
salesperson (RES) based on standard agency's guideline or performance basis or
market norm.

You can qualify the potential RES based on transaction record, commitment,
achievements, and/or marketing plan. Alternatively, you can use Agent Link (via
SRX Property Search) which features agents based on a set of objective
standards.
