If you are looking to purchase a property, before you start planning to go viewing, my advice is, check your CPF ordinary account, bank account and get a banker to give you IPA (In-Principle Approval) for a loan to establish a comfortable purchase price.

If you need to offload existing property to save ABSD (Additional Buyer Stamp Duty) or to have the CPF refund and cash proceed to pay for the new purchase, then, I would advise you to work on selling your existing property first. In today's market, purchasing is easy, selling will take some time, you should not be pressured to sell your property cheap because you already made a purchase and need to sell it urgently.
