What is STProperty?
STProperty is one of the leading property websites in Singapore, which aims to provide an effective platform for those buying, selling or renting all kinds of property in Singapore and overseas.
Who are the users of STProperty?
Visitors to STProperty are usually the sellers, buyers, landlords and tenants of properties. Property agents also frequent the website to post their listings, garnering higher exposure for their services.
Why should I register for an account with STProperty?
Registration is FREE. By registering with STProperty, you will be able to receive customized email alerts on property prices and listings.
Being a registered user lets you save your search criteria and favourite property ads for future reference, making it easier to track your enquiries.
Registered users will also be able to post listings of the properties that they own and edit, delete or relist their ads with ease. This function is not available for guest users.
In addition to that, receive dedicated STProperty newsletters to keep you updated on the latest property trends in Singapore.
Last but not least, users are able to post listings of their own property/ properties and edit, delete or relist their ads with ease. This function is not available for guest users.
What useful information can I find on STProperty?
You can find a wide database of information on STProperty to help you when you are looking to buy, rent or sell a property. Singapore Property News has up-to-date news relating to property market trends and developments to help you make more informed decisions.
You can also source for useful contacts for property-related services to complete your property search process.
How do I optimise my search results?
Use specific keywords and/or select any from the search fields to narrow your search results.
Or you can try our Advanced Search function, with a wide range of pre-determined fields to facilitate your search so you need not think of the keywords yourself.
What is the "Just Ask" section about?
If you have any questions on property-related matters, you can log in and post them on this page. Your questions may be answered by other users, agents or STProperty's admin team.
I have forgotten my account and password, how do I retrieve them?
Go to the User Login page and click on "Forgot your password?" You will be directed to another page where you will be asked to enter your username and email address. An email with a link and activation ID will then be sent to you.
Clicking on the link will bring you to a webpage where you will be asked to enter your email and activation ID. After doing so, click "Activate". Thereafter, a new password will be sent to your email. You can then login using the new password.
We highly recommended that you change your password under "My Accounts" after successfully logging in to the account using the system-generated password.
How do I update or edit my account particulars?
Click on "My Profile" under the My STProperty panel and log in to your account. Once logged in, click on "Update account" to edit your particulars. Then click on 'Save' and your particulars will be automatically updated.
What is the "My Enquiries" feature under the "My STProperty" panel?
This feature, available to all registered users (who are not property agents), allows you to post a property-related enquiry with your name, email and contact number. This enquiry will then be forwarded to the property agents in our database, allowing them to contact you.

How do I find a property?
On the STProperty homepage, indicate what you are looking for under any of the tabs – "For Sale", "For Rent", "Room Rental", "New Homes", "Commercial" or "Overseas". Either enter your preferred keyword(s) or simply select any of the options under the different search fields.
You can also hover over the "Property Search" tab on the grey header and select the type of property you are looking for from the drop-down list.
A search result will be generated based on your search criteria. Clicking on a property that interests you will redirect you to the listings page where you can view the details of the property and the agent marketing the property.
How can I contact the advertiser of the property?
Click on "Contact Me", a green tab on the left of the advertiser's ad page, and a pop-up window will appear. Enter the required details and click "Send Message". Alternatively, you may directly contact the advertiser if their mobile number is provided on the page.
Is it possible to find an estate agent to facilitate my search for a property?
Yes. Simply click on "Search Agents" to search for your preferred agent. You may enter the agent's name, search through our list by selecting the first letter of his/ her last or first name, or even browse by estates to find an agent.
I am a direct seller/ landlord and I do not wish to register for an account. Can I still post a listing?
If you do not wish to register for an account, you can still post a listing by clicking on the "Direct Seller" link. At this page, you will be able to post a property ad as a guest or non-registered user. This property ad will be online for 60 days only. An email will be sent to you for activation of this property ad. However, you will not be able to manage this ad as a guest user.
I am a registered user who does not have a Property Agent's licence. I wish to sell/ rent my own house. Can I post listings?
Yes. Users who do not have a Property Agent's license may post their own property listings by clicking on the "My Ads" icon on the "My STProperty" panel located on the top right of the website. You are entitled to post 2 listings.
I am a direct seller with an account on STProperty, can I edit/ delete my listing?
Yes. Users can manage their listings by clicking on "My Ads" on the "My STProperty" panel located on the top right of the website.
How long will my listings be available on STProperty?
Each listing posted by a property agent or direct seller will be available on the website for 60 days.
How can I edit my ad?
To edit an ad, you will first have to log in to your account. Then click on "My Ads" from the "My STProperty" panel. You will be brought to another page with all your listings. Click on "Edit" to edit your ad.
How do I upload pictures of the property?
You should only upload photos of the property for sale/ rent that were taken personally by you. Select "Traditional photo uploader" or "Advanced Photo Uploader" under the Media section. Alternatively, if you do not wish to upload your own pictures of the unit, you may use photos that are readily available in our STProperty photo bank.
What does the activity report on "My Ads" page show?
The activity report shows the total number of views for your listings.
Can I receive messages from interested buyers/ tenants who viewed my property listings?
Yes, you can. All enquiries from potential buyers/ tenants will be sent as messages, which will appear in the "My Mailbox" feature under the "My STProperty" panel.
Can I market overseas properties?
Yes, you can.
What are the packages available for me so I can post my listings?
We have 3 different packages for property agents. These 3 packages can be found on http://www.stproperty.sg/agent/agentmembership/list. The prices of the packages range from $0 to $688. The privileges of each package are listed in the link above.
How do I make payment for the package that I wish to sign up?
To sign up for a package using a property agent account, you are first required to register by clicking on "Buy Now". After registration is completed, you will be sent an activation email to activate your account. Once your account has been activated, you will be able to purchase your preferred package.
You will then be redirected to a site to make payment via eNETS, MasterCard or Visa. Once you have completed your transaction, you will be able to enjoy the privileges of the package you signed up for.
Are there any requirements for me to sign up for a Property Agent account on STProperty?
To sign up for an account as a property agent, you must have a valid Property Agent licence issued by the Council of Estate Agent (CEA). Users are required to provide their agency's licence number and their CEA registration number. Without these information, you will not be able to sign up for an account as a Property Agent.
How do I create my listings after I have activated my Property Agent account?
After successfully logging in with a Property Agent account, you will be redirected to a dashboard page. Users who wish to create a listing can do so by clicking on "My Listings", followed by "Create New Listing". There are also options for you to edit/ delete your listings on your "My Listings" page.
How many listings am I entitled to post concurrently?
Depending on the package you signed up for, you are entitled to different numbers of listings. A Corporate Standard account entitles agents to post 50 listings, a Corporate Premium account entitles agents to post 100 listings, and a Corporate Platinum account entitles agents to post 200 listings; all concurrently.
How long will my listings be available on STProperty?
Each listing posted by a property agent or direct seller can last for 60 days.
Can I receive messages from interested buyers/ tenants?
Yes, you can. All enquiries will be sent as messages, which will appear in the "My Messages" feature under your Agent's Dashboard. You will also be notified via SMS and email when any enquiry is sent to you from interested users.
What does the activity report on "My Listings" page show?
The activity report shows the total number of views for your listings or agent profile.
What are the rates for posting property listings? Are there special rates for certain packages?
Property agents can choose to sign up for the free membership package. However, if you would like to enjoy additional benefits such as priority listings and email alerts, you may want to register for other packages.
Can my property advertisement be given priority?
Yes, we have subscription packages to cater for your every need. Both the Corporate Premium and Corporate Platinum membership comes with the listing priority feature that makes the ad stands out with a higher display priority than normal listings.
For users who have initially signed up for a free package but would like to upgrade your account to enjoy this feature, you may log in to your account and click on the "Corporate Standard Account" tab on the left which will direct you to a new page for you to purchase our other packages.
If you prefer to prioritise specific property listings, login to your account and click the "Upgrade" button. Click on the blue "Upgrade" link for the property that you wish to prioritise.
I have purchased a package with STProperty. How do I start posting property listings?
At the top right corner of the STProperty homepage, click "Login" and enter your email address and password. Once logged in, go to "My Listings" and select "Create new listing". You can then proceed to enter the property details and post the listing.
My property is already sold. How do I delete the advertisement?
Login to your account and click on "My Listings". Check the small box on the left of the ad and click "Expire selected listing(s)" at the bottom of the page.
Is there a specific number of property listings that I can post at any one time?
For users who have signed up for the free membership package, you are entitled to 50 published property listings at any one time. If you have signed up for the Corporate Premium membership, you are entitled to 100 concurrent listings. Corporate Platinum membership users get to enjoy up to 200 concurrent listings.
What does "Duplication of an ad is not allowed" mean?
You are not allowed to post the same advertisement on STProperty more than once. If you received this message, you may have posted the same advertisement previously. Please view/ edit/ delete your listings.
How can I edit my ad?
To edit an ad, first log in to your account and click on "My Listings". You will be brought to a page with all your listings. Click on "Edit" to edit your ad.
