i currently renting a room at jalan rumah tinggi, staying with owner. its partial furnish with standing fan, cupboard and tables. i had stay here almost 2 years.
my question is :-

'the standing fan had been spoiled, more than 6 months, (the rental is included the fan). i had requested the owner to replace 1 for us when its not working. but the owner said, its our responsibility to take care of the fan and request us to buy 1 ourself which i did. now i plan to move out. the landlord (owner) said the fan i need to left behind. she even said, how i rent (contain of what items), u must return the room in order. so the fan i buy is belong to them."

is that such rules in rental of room? if this is the case, then the owner will never need to buy new things. item spoil, our responsibility...... when we want to move, item left behind for them..... pls advise....

    Hi Jason,

    Take whatever belong to you when you leave. She have no right to ask you to leave your belonging behind.

    Even she go complain to the authority, she have no case again you. Under the tenancy law, whatever the tenant left behind belong to the owner after the tenant move out. If you dont intend to gift it to the owner, just take all your belonging with you,.

    I did not see your term and condition on your tenancy agreement, so, i have no comment on who responsible for the minor repair. Report Abuse

    Dear Jason,

    In my opinion, some things go by simple logic.

    If the rental include providing fan(just like air-con), and then it is spoilt. The landlord should fix it. Cos' you have paid to rent it too.

    There are kind and nice landlords too. My advice for you is to move on and look for new place to rent.
